Preparing and Staging Your Home For Sale

Thinking about selling your home? Eliminate the clutter! Trim the bushes! Hide your collection of movie posters! Take down the family photos! Those are just a few things you can do to prepare your home for sale. Here are a few other tips and ideas for sprucing up, staging and creating a great first impression for potential homebuyers.

De-Personalize

Pack up those personal photographs and family heirlooms. Buyers can’t see past personal artifacts and you don’t want them to be distracted. You want buyers to imagine their own photos on the walls and they can’t do that if yours’ are there. You want buyers to say, “I can see myself living here.”

De-Clutter

  • People collect an amazing amount of junk. Consider this: If you haven’t used it in a year, you probably don’t need it.
  • Pack up knickknacks
  • Clean everything off the kitchen counters that are not being used
  • Remove all clutter and stacks from corners
  • Remove all books from bookcases

 Rearrange Bedroom Closets and Cabinets Throughout Home 

Buyers love to play detective and open closets and cabinet doors. Think of the message that it sends if items fall out! This means:

  • Neatly stack dishes
  • Turn coffee handles facing the same direction
  • Hang shirts together, buttoned and facing the same direction.
  • Line up shoes
  • Organize linen closet
  • Neatly organize cleaning supplies

 Rent a Storage Unit

Almost every home shows better with less furniture. Remove pieces of furniture that block or hamper paths and walkways and put them in storage. Leave just enough furniture in each room to showcase the room’s purpose. Also remove large oversized furniture that can make a room appear smaller.

Make the House Dazzle

  • Wash windows inside and out
  • Hang fresh towels
  • Bleach dingy grout
  • Clean and air out any musty smelling areas. Odors are a MAJOR turnoff to homebuyers.
  • Vacuum daily
  • Dust furniture, ceiling fan blades and light fixtures

Check Curb Appeal

If a buyer doesn’t like the exterior of your home it will be difficult to get them on the inside. The exterior is the buyer’s first point of contact with your property.

  • Keep sidewalks cleared
  • Mow the lawn weekly
  • Trim your bushes
  • Plant flowers
  • Pressure wash the exterior of your home
  • Paint exterior doors

    I hate showing a property and there are nostalgic pictures and trophys everywhere….and put the animals away…OUT OF SIGHT and away from my client’s allergies…
